About the
Homebuyer Tax Credit
The American Recovery and Reinvest
-ment Act of 2009
provides for an $8,000
tax credit that would be available to
first-time home buyers for the purchase of
a principal residence on or after January 1,
2009 and before December 1, 2009.  
The
credit does not require repayment.  Most of
the mechanics of the credit will be the

The credit will be claimed on a tax
return to reduce the purchaser's
income tax liability.  If any
credit
amount remains unused, then the
unused amount will be refunded as
a check to the purchaser.
House Closings Increase 48%
While Average Prices Up 6.6%
Recently released sales
data from the Hattiesburg
Area Association of Realtors
revealed significant gains
over the past 6 months.
Closed house sales of 366
were recorded for the 2nd
Qtr. 2009 compared to 246
for the 4th Qtr. 2008 – an
increase of 48.7%. The
average house price
increased 6.6 % to
$162,328.  According to
Debbie Sinopoli, President
of the Association, “This
data suggests that the local
market has not only
stabilized but has begun a
healthy recovery. For those
shoppers who have been waiting
for the lowest prices, they need
to immediately begin their search
in earnest”.
